Leadership Team
The Advenir Oakley Capital leadership team is comprised of high-performance real estate professionals.
Stephen Vecchitto is the founder and partner of Advenir Oakley Capital. He is responsible for creating the business plan for more than 14,000 units in Florida, Texas, Colorado, and North Carolina and has oversight responsibility for acquisitions, financing, and investor relations. Prior to his work with Advenir, Stephen, a licensed CPA, founded VSM, LLC, a Hartford, Connecticut-based financial services firm. The firm specialized in litigation support, mergers and acquisitions, fraud, and appraisals. Under his direction as Managing Partner, VSM grew to 40 professionals and became the fifth-largest private firm in Hartford. Mr. Vecchitto continues to be a strategic advisor to businesses and high net worth individuals. Mr. Vecchitto dedicates much of his spare time and is very active in the business community at large and philanthropy. He is an Associate Board of Director for Apartment Life, participates on the Advisory Board of City-to-City Miami, and is a Cornerstone Member of Make-A-Wish Foundation in South Florida. He is a man of faith, father of two daughters and the proud grandfather of six grandchildren who all live in Hawaii. David Oakley is the founder and partner of Advenir Oakley Capital. David is responsible for the strategic direction of Oakley Group and spends his time identifying new opportunities, developing vision for Oakley Group, and cultivating equity relationships. David recently served as Senior Managing Director of the Alabama office of Berkadia, where David focused on providing apartment owners capital markets and sales expertise. Since entering the multi-family arena, David has closed over $6 Billion in transactions and has led the state of Alabama in sales volume since 2007. David is also the founder of Select MySpace, an apartment leasing company, and Blue Canoe Properties, a property management company, which he sold in 2012 & 2014. David has been buying and renovating apartment properties since 2003. David graduated summa cum laude from Samford University with a Bachelor’s Degree in Accounting. David now serves on the Board of Advisors for Samford’s Brock School of Business. He is a founder and past board member of Red Mountain Grace – a faith-based non-profit, which provides housing to out-of-town patients and caregivers during their extended medical stays. Marc Mariano is Chief Executive Office of Advenir Oakley Development. As CEO, Marc partakes in all general management duties for the company, including strategic planning and corporate financial management and leads a team of development and construction managers directly responsible for ensuring the successful delivery of the company’s development projects. Marc leads AOD with the mindset that no one person is more valuable than the greater Team and instills a culture of collaboration, transparency and unwavering confidence to meet and exceed the goals established by the company’s Board of Directors. Spanning over two decades of development experience that started in 1999 at HUD’s Office of Policy Development and Research and included positions with County and City planning and zoning departments, as well as private planning, civil engineering and environmental engineering companies before creating and co-owning a real estate development company focused on multifamily assets, Marc offers a seasoned perspective into ever single facet of the real estate development process. From site selection and underwriting through lease-up, stabilization and disposition, Marc brings an unparalleled level of tested real estate development experience that is critical to the delivery of the company’s immense single family rental platform. Marc holds a Bachelor of Science Degree with a major in Geography and specialization in Urban and Regional Planning from West Virginia University. S. Maki Uchiyama joined the company as General Counsel in November 2022 and will oversee all legal matters relating to real estate acquisition and development activities. Prior to joining Advenir Oakley Capital, she worked as General Counsel for Mosaic Development, LLC, a Class A multifamily developer based in St. Petersburg, Florida. Before going in house, Maki worked with several law firms for over 17 years in Boston, Massachusetts and Washington, D.C., including Brown Rudnick, LLP, Goulston & Storrs PC and Buchanan Ingersoll and Rooney PC, focusing on real estate development and financial services. She has particular experience in acquisition, development and financing of office, retail, hotel and multifamily properties as well as extensive experience in representing several institutional lenders and community banks in making construction, acquisition and syndicated loans for office, hotel, multifamily, industrial and mixed-use projects throughout the Mid-Atlantic region and the United States. Maki holds a Bachelor of Arts degree in Political Science from Amherst College and a Juris Doctor degree from American University, Washington College of Law. David Vecchitto is Chief Executive Office for Advenir Living. As CEO, David is responsible for executing the business plan for the portfolio of properties, providing strategic direction to the management company, and developing our people and culture. David joined Advenir as Chief Financial Officer in April 2015 and values integrity, accuracy, and outstanding customer service. Prior to joining Advenir, David had financial leadership positions in public accounting, captive insurance, risk management, not-for-profit, and agri-business. He has extensive international experience, with a passion for providing strategic direction and implementing growth and improvement initiatives to strengthen financial and organizational performance. David volunteers his time working with national leaders to provide leadership and social development in the majority world. David has a bachelor’s degree from Bentley University, a master’s degree from Trinity International University, and is a Certified Public Accountant in the State of Connecticut. Carl is the Chief Operating Officer for Advenir Living. He is responsible for the financial performance and operational strategy of the entire Advenir portfolio. Carl leads an Operations Team of over 330 Associates. He oversees the day-to-day operations through the partnership of 2 Regional Vice Presidents, Director Services, and eight Regional Directors. He has held executive-level positions as Senior Vice President for Donaldson, Vice President of Operations at Vantage Management, Edgewood Management, and KETTLER. Matt Vecchitto is an Acquisitions Vice President for Advenir Oakley Capital. Matt joined the company in January of 2021 and performs underwriting, macro, and micro market analysis and assists in Advenir’s due diligence process. Prior to joining Advenir, Matt worked at CIM Group as a part of the Investments Group based out of Los Angeles. While at CIM, Matt focused on acquisitions, financings, development, and asset management. Before that, Matt began his career at Goldman Sachs in New York where he was a part of the Real Estate, Gaming, and Lodging Investment Banking group. Over Matt’s career, he has been able to close over $6.2Bn worth of transactions. Matt holds a Bachelor of Arts degree from the University of Chicago, with a major in Economics with honors. While at the University of Chicago, Matt was a member of the NCAA Varsity Soccer Team, Order of the C, and the Trott Business Program (previously UCIB). Michael Krombach is the Chief Operating Officer and General Counsel for Oakley Group and its affiliates. In that role, he is responsible for the corporate affairs of Oakley Group, property and site due diligence and project acquisitions, and debt relationships. In addition, Michael spends significant time on-site managing extensive property renovation and value-add construction projects throughout Oakley Group’s portfolio. Michael has also spent significant time expanding Oakley Group’s role in cottage-developments and works intimately with project engineers and architects. Prior to Oakley Group, Michael was in private practice with a Birmingham law firm where he focused on asset-based financing transactions, loan workouts, and general corporate work for several large privately held companies and family offices. Before attending law school, Michael was an analyst for Deutsche Bank where he assessed problem areas in asset servicing and trade processing. Michael is a graduate of Samford University with a B.S. in Economics & Finance. Scott Weathers joined the Advenir-Oakley Development team in June of 2021 as the Development and Construction Manager where he is responsible for leading the entitlement, development, and construction efforts in the pursuit of expanding the LEO Living communities. Prior to joining the Advenir-Oakley Development team, he worked for Americold, a cold storage logistics company, and REIT, at Americold, Scott’s role was Senior Manager, Preconstruction where he led Americold’s pursuits of land due diligence, entitlements, and economic incentive efforts. Before joining Americold, Scott worked for Sterling Project Development, as a Construction and Real Estate Advisor where he provided expertise and consultant services on all aspects of the Development and Construction life cycle for an array of projects ranging from office tenant fit-outs to the construction of 60+ story high rise residences. Scott graduated from the Georgia Institute of Technology in 2009 with a degree in Building Construction and now resides in Atlanta, GA with his wife Emily and their two dogs and cat. Joann Rubio joined the Advenir-Oakley Development team in June of 2022 as a Development Manager where she is responsible for managing consultants during entitlement, development, and permitting efforts in the pursuit of expanding the LEO Living communities. Prior to joining the Advenir-Oakley Development team she worked for Mosaic Development, a Class A market-rate multifamily developer. As Mosaic’s Development Manager, she was responsible for development efforts from start to finish including due diligence and ending with construction closeout activities. Before joining Mosaic, Joann worked for Cardno, as a Senior Designer on the Site Development Team where she provided expertise on all aspects of development, including soil remediation and construction while working on projects ranging from small- and large-scale commercial, office, and industrial developments, municipal projects, as well as multifamily developments. Joann has a Bachelor of Science in Business Administration and is currently pursuing a Master’s in Urban and Regional Planning from the University of Florida. Spenser Price joined the Advenir-Oakley Development team in July of 2022 as a Director of Construction. He is responsible for leading active construction projects in pursuit of building new LEO Living Communities. Prior to joining the Advenir-Oakley Capital team he worked in the Multi-Family and Commercial sectors for 11 years with the general contractor Wieland Corporation, a top 200 ENR General Contractor. At Wieland he started as an intern and grew to Senior Project Manager. He has helped to complete successful construction projects, grow the expertise of fellow team members, and help establish and refine processes for the overall success of the company. Spenser graduated from Michigan State University in 2010 with a degree in Construction Management. He has spent his career dealing with projects throughout the state of Florida, as well as projects out of state. He currently resides in Orlando, FL with his wife Ashley and is expecting his first child in August of 2022. Graham Bullmore joined the Advenir-Oakley Development team in January of 2023 as a Development and Construction Manager where he is responsible for leading the entitlement, development, and construction efforts in the pursuit of expanding the LEO Living communities specifically in the Midwest region. Prior to joining the Advenir-Oakley Development team, he was a Project Manager for Riley Construction, a commercial general contractor. Graham started with Riley Construction immediately after graduation and worked there for 5 years, during which he was responsible for managing a plethora of different projects including hospitals, colleges, municipal buildings, industrial buildings, a private museum and archive center and R&D centers for tool manufacturers. Graham graduated from Northwestern University in 2017 with a Bachelor of Science in Civil Engineering and again in 2018 with a Masters in Management Studies. During his time at Northwestern he played for the NCAA Varsity Football Team. He lives in Kenosha, WI with his wife Taylor, their son Gabriel, and daughter Marit. Diego Mejia is an Acquisitions Associate for Advenir Oakley Capital. Diego joined the company in January 2022 and performs underwriting, macro and micro market analysis and assists in the due diligence process for new acquisitions. Prior to joining Advenir Oakley Capital, Diego was a Macro and Market Analyst for Arcano Partners, an investment bank based in Madrid, Spain. At Arcano, Diego specialized in top-down analysis and forecasting of the Spanish and US real estate markets. Diego studied Finance at IE University in Madrid and International Business at Karlshochchule International University in Karlsruhe, Germany, from where he holds a Bachelor of Arts degree. Diego is an avid traveler and speaks four languages fluently. Zak Swafford joined Advenir-Oakley Development in July of 2022. Zak assists with the analysis of contracts, budgets, timelines, and management of land acquisition projects. Prior to joining Advenir-Oakley Development, Zak interned as an Acquisition Analyst for Advenir Living in Miami, FL. There, he assisted with market analysis and underwriting of potential multi-family acquisitions. Zak studied Business Management at James Madison University’s College of Business, from which he holds a Bachelor of Business Administration degree. Carl began his career in 1990, within the multi-family residential market: responsibilities include a combination of Corporate and On-site Operations experience. His expertise is derived from three decades of management, marketing, strategic financial planning, acquisitions, and third-party management experience. Assets managed include REIT-based portfolios, Conventional and Military Housing, Low Income Tax Credit, and HUD communities. Carl’s success is based on the proven ability to partner with leading organizations, departments, and individuals in executing strategies that maximize NOI Goals, improve upon successful assets, re-position challenged communities and enhanced team building.
Carl has acquired the following Multi-Family Industry Certifications: CPM & ARM through IREM; HCCP, SHCM through NAHB and C3P through Spectrum; CAM through NAA and Military Designation CDPM II through PHMA, and has held a VA REALTOR license since 2005. Matt Vecchitto
